Renting A Brand New Property

1. Initial Electricity Connection

Please ensure that you have contacted the respective electricity company to have the electricity connected in your name. There will be a fee involved with the initial connection of $23.00. If the amount is greater than this amount please contact your Property Manager.

2. Commissioning of Gas Ducted Heating

You will be required to have the ducted heating system commissioned within the first 2 weeks of your tenancy. This will be of no cost to you. Please contact your Property Manager to arrange a tradesperson.

3. Garbage Bins

As the property has never been occupied before, we will arrange for the order and delivery of your garbage bin. Please ensure that the street number is visible either on the letterbox or on a piece of paper in the window. If there is no street number visible, the council will not deliver the bins. Should your bins not have been delivered within 3-4 business days of moving in, please contact our office immediately.

4. Brand New Appliances

Please ensure that great care is taken when using the new appliances, if you are unsure how to maintain or use the appliances please refer to the copy of appliance manuals. Should the appliance require a service call from the manufacturer, please contact them directly ensuring it is within the warranty period. If it is discovered that the appliances are not working due to a tenant neglecting the appliance you will be required to pay the account.

5. 90 Day Maintenance Inspection

We will write to you approximately two (2) – three (3) months after you move in to advise of when this inspection will take place. Please note, your owner may be in attendance along with your Property Manager.

6. Smoke Alarm

If the smoke alarm is beeping please remove the battery, spin it and re-connect. This will stop any beeping. In the event your property falls under the Smoke Alarm program, please contact your property manager immediately.

7. Contents Insurance

The owner’s cover on the property you have rented does not extend to cover your own belongings. We strongly suggest that you take out Comprehensive Contents Insurance to cover your own belongings against fire, theft and all other perils. Our preferred Insurance Broker is Bricher Insurance Brokers. They would be only too pleased to assist you and can be contacted on (03) 9808 9222.

8. Foxtel / Optus – Cable TV

You are required to put in writing any requests you may have for this installation. Please note – the Body Corporate/ Owners Corporation (if applicable) must authorise any such installation / connections. We have an emailable form on our website to request Foxtel. Please visit this link to do so.

9. Owners Corporation Grounds

The Owners Corporation is responsible for the up keep of all front and common areas within the complex. If it ever comes to your attention that one of the following items are not operating, as they should, please notify your Property Manager promptly;

  • Sprinklers around the common areas,
  • Front security gates/doors,
  • Lift,
  • Lighting,
  • Security entrance gate and/or car park,
  • Damage to boundary fences.

Any of these items will be referred to the Owners Corporation for their prompt attention.

10. Picture Hooks

Permission must be obtained in writing for the permission of picture hooks. We have an emailable form on our website to request Picture Hooks and their location. Please visit this link to do so.
