Avoiding mould – and who’s responsibility is it to manage?
Mould is a common issue in rental properties, and at Metro Property Management, we see it in around half of the homes we manage. The causes vary—it may result from renter habits, structural property issues, or external factors such as leaks. No matter the cause, mould often leads to renter concerns and, in many cases, requests for compensation.
Understanding who is responsible for addressing mould is crucial. Property managers must determine whether the issue arises from a maintenance concern or renter behaviour, while renters need to know how to prevent mould from developing in the first place.
Under current regulations, renters are not required to take actions that pose risks to the property. However, educating them on simple prevention strategies can make a significant difference. As we approach the colder months, it is important to remind renters to maintain airflow throughout the property by keeping windows slightly open where possible and using the split system’s airflow function, rather than relying solely on heating or cooling. Regularly wiping condensation from surfaces prevents damage to timber and other materials, while using ventilation fans in bathrooms helps to reduce moisture build-up. If renters do notice mould, it is essential they report it early rather than allowing it to spread.
A proactive property manager plays a key role in mould prevention. During routine inspections, our Metro PM team is trained to identify early warning signs such as excessive condensation on walls, peeling or flaking paint, and high humidity levels that may indicate the need for a dehumidifier. Providing owners with practical solutions can also help. For example, properties without fly screens often have poor airflow, as tenants may avoid opening windows. Installing screens is a simple yet effective way to encourage ventilation and reduce mould risk.
During lockdowns, we saw a surge in mould-related issues due to people working from home, generating body heat, and not airing out properties effectively. While this has reduced since restrictions ended, mould remains a persistent challenge.
